Dormer additions across Suffolk County
Suffolk County's housing stock is ideal for dormer additions. From the North Shore colonials of Huntington, Cold Spring Harbor, and Centerport to the mid-century ranches of Smithtown, Commack, and Dix Hills, and the South Shore capes of Babylon and Patchogue — every Suffolk township has homes that benefit from the additional living space a dormer provides without expanding the building footprint.
The most common dormer project in Suffolk County is the shed dormer on a 1960s–1980s Cape Cod or split-level — converting an unfinished half-story with cramped knee walls into a full-height primary suite with walk-in closet and en-suite bath. Suffolk's larger lot sizes (typically 0.25–2 acres vs. Nassau's 0.15–0.25 acres) mean generous setbacks that simplify permitting, while the strong school districts in Huntington, Half Hollow Hills, Smithtown, and Three Village drive consistent demand from growing families who need more space.
Suffolk County dormer costs by township
- Huntington / Cold Spring Harbor / Centerport: $68,000–$115,000 for shed dormers on North Shore colonials. Premium-finish expectations (estate-quality millwork, custom windows) push costs toward the high end. Town of Huntington Building Department at 100 Main Street.
- Smithtown / Commack / Kings Park: $58,000–$95,000 for shed dormers on Capes and split-levels. Large lots simplify permitting. Town of Smithtown Building Department at 99 West Main Street.
- Dix Hills / Melville / Half Hollow Hills: $65,000–$110,000. Affluent demographics drive full primary-suite buildouts with radiant heat and custom tile. Town of Huntington jurisdiction for most addresses.
- Babylon / West Babylon / Lindenhurst: $58,000–$90,000 for standard dormers. Canal-front and flood-zone properties require FEMA-compliant construction adding 15–25% to base cost. Town of Babylon Building Department.
- Patchogue / Medford / Sayville: $55,000–$88,000. Older bungalow and cape stock from the 1920s–1940s converts well. Village of Patchogue or Town of Brookhaven jurisdiction depending on address.
- Southampton / East End: $90,000–$150,000+. Luxury-grade finishes, architectural review requirements, and premium material specifications (cedar, copper, slate-look) push East End dormer costs significantly higher than central Suffolk.

Suffolk County permit process
Suffolk County residential building permits are issued at the town level — there is no county-level building department. Each of Suffolk's ten towns (Huntington, Smithtown, Babylon, Islip, Brookhaven, Riverhead, Southold, Southampton, East Hampton, and Shelter Island) has its own building department with distinct application requirements, fee schedules, and review timelines. Incorporated villages within these towns (Village of Patchogue, Village of Huntington, etc.) may have separate village building departments.
Our permit coordinator Lisa Park identifies the correct jurisdiction for every Suffolk County address and manages all filings from architectural drawings through final inspection sign-off. She has filed permits across every major Suffolk township and knows the review cycles, required documentation, and inspector expectations for each. Typical Suffolk County permit turnaround: 4–10 weeks depending on project scope and jurisdiction.
